Closing the Sale


Around 1 week before the sale closes there is quite a lot of activity! Hopefully you are almost done packing boxes, you’ve called the utility companies to update the billing and you’ve signed any and all disclosures from your lender.

You are entitled to a final walk through of your property generally about 3 days or less from the date of closing. This is your opportunity to ensure the property is in the condition it was in when you purchased it (except for new construction!).

Once your lender sends your mortgage documents to the escrow company, you will be contacted to schedule an appointment to sign your closing documents. This usually takes about 1 hour and usually happens at least 1 day before your closing day. Signing these documents isn’t the official close of your purchase. That happens once your lender reviews your signed documents and releases the mortgage money to escrow to facilitate the sale. Escrow then releases the file to the appropriate county and waits to get official recording numbers to indicate the sale is final. Once your agent gets the recording numbers they can deliver the keys to your new home and the long anticipated move can commence!!
