Crafting a Winning Offer


You’ve found the home you’d like to purchase—congratulations! Our team now moves to help you understand the market price of the home. Is it undervalued to bring in multiple offers? Overpriced hoping the market will “catch up”? or is it priced just right for a home in that location, in that condition at that price?

In Washington an offer can be over 15 pages long! We will be with you every step of the way. First, we identify the price and terms. Terms include the amount of your down payment, earnest money, closing date, title and escrow companies, and accompanying addenda such as financing, inspection, homeowners association related items, utilities and much more.

We get you set up on an electronic signature platform by disclosing the required information from the State of Washington and our brokerage, Compass so that you can be ready to sign your offer documents electronically. This is not only convenient for you, but it also allows you to be able to take your time to review them and get all your questions answered.

Once we have your signed offer, we send it to the listing agent to present to their seller client(s). They can sign it without any changes, and it would be a mutually accepted, legally binding contract. The seller may elect to make changes to the price or terms in which case it’s a counteroffer that would be sent back to the buyer(s) for review. In some cases, the seller may choose not to respond or may go with a different offer. No matter which way the contract ends up, you can count on us to keep you informed and updated.
