Closing and Moving

Within 3 days or less of the closing date the buyer can have a final walk-through inspection. The is to ensure the property is in the condition it was in when the buyer’s offer was accepted (except for new construction!) This can sometimes be tricky when our sellers are in the process of moving but rest assured, we work diligently with the buyer’s agent to make sure the walk through is scheduled at a time that is convenient and works for our clients.

Our sellers can usually sign their closing paperwork a few days, even a week in advance of the closing date so long as no signature is required of the seller for the buyer’s financing paperwork.

The escrow closing agent will furnish all parties involved with a settlement statement, which summarizes and details the financial transactions enacted in the process. The buyers, sellers and closing agent sign this document certifying its accuracy. If you are receiving funds from the transaction, you can elect to either have the funds wired electronically to an account at your financial institution, or have a check issued to you upon closing. Our sellers leave all property keys, mailbox keys with the number, garage door openers and any other important information for the new purchaser at the home, so that the purchaser may receive these items when they take possession.
